Also nearby: Meritage Homes' Hawkins Meadows townhomes in Spencer (1185 Rosetta Dr) are advertised from about $239K. In China Grove, True Homes is building Kensington and Ryan Homes is building Liberty Grove. Recently sold out: Smith Douglas' Country Club Village and Century Complete's Athens West in Salisbury, and LGI Homes' Village at Granite in Granite Quarry. Homes there now come up as resales.

Buying new in Salisbury: what I tell every buyer

1. Bring your own agent on the first visit

The friendly person in the model home works for the builder. Most builders require your agent to be with you, or to register you, on your first visit. If you walk in alone, you may not be able to add an agent later. Builders commonly pay the buyer's agent, but we'll confirm that before you sign anything.

2. The base price is not the price

Lot premiums, elevation upgrades, structural options and design-center choices can add a lot to the advertised price. I'll help you figure out which upgrades are worth it (usually the ones that are hard to add later) and which ones you can skip.

3. Compare incentives the right way

Builders often offer closing-cost help or a lower rate if you use their preferred lender. Sometimes that's a good deal. Sometimes a price cut is worth more. We'll put the options side by side and compare total cost.

4. Get an independent inspection anyway

New doesn't mean perfect. I recommend a pre-drywall inspection and a final inspection by your own inspector. Then use the builder's warranty walk-through to get items fixed before the warranty window closes.

5. Check the lot, not just the house

Look at drainage, what's behind the lot, future phases and road plans, and whether the lot is inside Salisbury city limits. Homes inside the city pay the city tax rate on top of Rowan County's. Homes outside don't, but city services may not reach them. Both affect your monthly costs and your resale value.

As of September 25, 2026, Smith Douglas listed Winecoff from about $273,000, and True Homes listed Shay Crossing from the high $200s. In nearby Spencer, Meritage's Hawkins Meadows townhomes started around $239,000. Starting prices change often and usually apply to the smallest plan on a standard lot.
Which new communities in Salisbury have basements?
Smith Douglas lists some basement lots at Winecoff, and Meritage says some Oxford Station plans offer basements. Basement lots are limited, so ask early.
Is it better to buy new or resale in Salisbury?
It depends on your budget and timeline. New gets you a warranty, modern systems and your own finishes. Resale in a newer neighborhood like Olde Salisbury or The Reserve at the Country Club can get you similar space with a finished yard and a negotiable price. I'll show you both so you can compare.
